Many investors make the mistake of assuming that a shorter PMA is better:( There's a reason purchase contracts have type so small you can barely read them, yet are 4-6+ pages.Reality is:1) Only if it's properly in writing, do they have to do it.2) If it's not in writing that they can't do it - they will and charge you for it.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

I would write an insurance contingency into any offer in Tahoe. 

I use a regular notepad to write down my daily tasks, but also use emails a lot to use as reminders.

I have worked with about 6 agents and all of them seem to be tired of writing offers for me.

@Jason Leigh - Write them a letter explaining their shortcomings, as recommended above, but point out specifics in their management agreement that they did not comply with.
