Hello All,I've been racking my brain on how I can provide value to an investor as a RE agent while learning negotiation skills and simultaneously build my knowledge base of wholesaling investing.

I think kitchen, living room wooden ceiling, and popcorn ceiling, vinyl flooring can use more update.

I've been racking my brain on how I could give him 40-50k cash, still take his mortgage off his hands, or at least the worry of paying the mortgage each month.

Drag them out behind the woodshed and beat them mercilessly into the ground with a big wooden club.If it doesn't feel right, just don't do it.

The problem is there are 4 heavy concrete steps, they are in good condition but I am unsure what to do with them as they are not easily moved and the soil has sunk more around them as compared to the rest of the house.I'm thinking of just smashing them up, adding soil around foundation and then putting wooden steps in place as they won't put as much weight on the new soil and can easily be moved if I need to add more soil for drainage.Anyone encountered this issue?

I normally pay all my business and personal bills on credits cards to rack up the cash back points, and I pay them off every two weeks.  

I know another REI who is my age, he is racking up 4 plexes in a war zone area.

I am in motion to improve my career but that is neither here nor there - point being I have little/no personal money to work with and will be a few years before that changes.So I have been racking my brain as to how to get my foot into REI with the resources I do have.
