I bought my first house from a wholesaler in 2004 and flipped it for a 40k profit.

Remember that pigs get fed and hogs get slaughtered.Whether it is a wholesale deal, finders fee, JV deal with a partner, etc., find a way to make money on this one and don't lose a good deal bc you're chasing a home run...whatever it ends up looking like, you found a great deal.

I'm in the process of signing a wholesale deal but I ran into a roadblock.

There are a lot of complaints about bad wholesalers who do things wrong.

If “wholesaler” (used in the sense of contract flipping, not people who close on purchase and resell) were required to disclose in writing to home sellers that they are not purchasing the home, are only trying to “flip” the contract, and the sale will only close IF a buyer at a higher price can be found, would this eliminate the need (if a need does exist) for government regulations being enacted and or for “wholesalers” to be licensed real estate agents?

I'll be making a move up to the twin cities in the next year or two, and was looking to network with some wholesalers up that way.

No need to bring wholesale deals to them.We are grateful to those who do want to work with and buy from wholesalers. 

Just getting into real estate and was wondering about if it is a good idea to wholesale. use the money as down payments and take those properties and set them up as lease option?
