My wife and I have overhauled our personal budget to reflect the 'pay yourself first' approach (allocate in order: income comes in -> invest -> donate -> fixed expenses -> variable expenses -> fun $$).We are looking to see what experienced people generally recommend for a holding tank for that 'invest' allocation while we target our first real estate deal.What financial vehicles have you guys used that works well for this?

I am assuming that you have a well documented move in inspection showing that the caulk was in good condition when they moved in?

I have been listening to BiggerPockets for a couple of months now and have been doing my own research over the past several months as well.

I'm looking at their multifamily new construction as well.

A whole lot to be wary of- well, lagoon system and then those POH trailers. 

I often read that one should seek a commissioned sales role because your comp is uncapped and that has served me well. 

Are there any creative things that could be done to get to my goals or from your standpoint,  or is it pretty well a firm "not gonna fly" type scenario? 

Sacramento metro by contrast is more friendly, and there are some areas we target here that do very well for STR.

The type of lending matters as well.
