Looking at some properties around there and it seems to be the norm to have a cesspool in a few towns (WW, Coventry, NK/SK)Any immediate watchouts or gotchyas / red flags?

However, if you analyze what we have vs. what other states have there are numerous reasons why we are a great state to invest in.I hope all of that makes sense but feel free to ask anything additional. 

We are out of state investors.

Sure enough the new owner was not renting their newly acquired property.Since rents have sharply escalated over the last few years, a rental with too low rent is a red flag of possible fraud.I sold a property in 2014, for $30,000 over 10 years ago.

However, we are required by law to accept direction from 51% of the beneficial interests.

Our cleaning fees for the year were $40k, landscaping $2.5k, handyman $3k... all tasks that can be done by an operator and off set the loss of income from occupying the main house that brought in about $40k for 2024.My wife and I have decided that even though it makes good money, we have been in Texas for a year and we want to do something similar here and we are very much DIY people and don't want a PM company to run it to the ground.

We had ours done on a turnover day so we didn't miss a beat.We have a 6 bedroom cabin in Wears Valley that can sleep up to 23.

Overall it did take a bit more cash than we wanted, but we are very happy with the result and may consider selling in a few years once rates cooperate with higher purchase prices.

The hurdle that we are facing is insurance.
