I'd be looking for an ugly corner lot or high visibility lot where you can make an exterior  visual impact to the neighborhood, a block where you can target getting multiple properties to have more influence on a black rather than a neighborhood, and/or a property with something unique to set it apart (garage, extra bathroom, bedroom, etc) and attract a better tenant who will improve the neighborhood.  

Second is use the BP calculator tools so it lays out a nice easy to read and visualize understanding of the deal 

They may not be as visually attractive (which was initially difficult for me as a designer) but the cash flow is better, which looks pretty good in the spreadsheet!

When you acquire a property, a little due diligence and visual inspection will reveal an estimated "remaining" life for each element.

Also, there are no other visual distractions nearby. 

So many visuals.

I went by yesterday to visually inspect the property and noticed that there is a pitbull (fully grown) in the house and allot of her property, I gave her plenty of time to move out.
