I recommend having a local experienced investor (an unbiased party not someone trying to sell you something) do a detailed video tour of the property and the street/neighborhood before you submit an offer and paying them for their time $100 or $150.

If you're dead-set on OOS REI, then I'd suggest studying up on the books, articles, forum posts, videos, etc. on the subject, and talking with as many OOS investors as possible (ESPECIALLY inexperienced investors who tried OOS REI for one of their first deals).

I would get a PMS (Property Management System) or channel manager that allows you to list on all platforms but manage in an integrated way as if you have 1 platform.
