Thanks for responding and sharing , I am savvy on the single home purchasing, however want to venture out and invest on the  n commercial side.

But now I'm thinking of venturing out.I had always run under the assumption that buying plots of land and developing couldn't really be profitable in my area, as land prices immediately around me can be a bit insane.

Venture investing isn't for everyone, we realize. 

Some hands-on experience in the field you are wanting them to do your accounting always helps them understand your business model better than one who has not venture into the REI space. 

This shortens my mortgage from 30 years to a little over 15.3 years.During this first year, I plan on making improvements + investments + other business ventures and I believe I will be able to pay $300 or $400 extra per month on year 2.

I like your mindset on using leverage to accelerate your personal real estate ventures- that's exactly how I began flipping properties. 

My bother and I put in the sweat equity in finding, managing, and interface with the tenants, while my father brings the financial backing for this venture. 

You may be able to joint venture with other IRAs or other individuals as a couple other ideas. 

@John M.Just wanted to put in my two cents as I am starting to venture into the turnkey world and have been wading through this the last 6 months. 

I'm not a registered lender so max I could charge is 10%, so the risks are definitely not worth the reward, but maybe we could do a joint venture or figure out a way for me to get paid?
