Thank you for the reply Monica.We are still in the early planning stages, but if we decide to go though with it, I would enjoy sharing my knowledge and adventures on this forum.Your suggestion prompted me to investigate renting my current home. 

At that stage, everything you say must be in written form and copied for your own records.

Anecdotally, all my recent tenants are from out of stage.  

I am also a newbie investor in the pre-investment stages, and i am a native of the capital region(born and raised in albany and colonie) , also looking to invest in that region.

HiI have a rental I've owned for about 10 years. it's a triplex I have been a bad boy....I took the milk and did not care much for the cow.  Now I want to access the equity to acquire more propertyas it sits my equity...

They come speak to we agents at conventions and claim they aren't trying to cut us out, because the way it works is the seller (who can sell without showings, staging, etc.) is given an "instant offer" by them, but also a professional valuation from an agent, so in their mind, they are including us.The offers are very low, from what I've heard, and the fees equal, or in some cases, more.

You could tackle it in stages.

Typically, that would be geared towards making a commission upfront on deals or flipping so you get the income now.Both great strategies, but it depends on the stage of life that you are in at this moment.

Most of my other properties are small commercial.I've got a decent amount of equity in what I think is a sizeable portfolio for my age & stage, as well as access to some private money, but have been coming to the conclusion that a joint venture(s) would be a great way to accelerate acquisitions.
