The scumbag I am evicting actually pays his rent and I can take the $400 from his security deposit, but I would rather lose the possible $6,000 to $9,000 I will lose by evicting him and the reason I want to evict him is so my wife and I never ever need to allow him to get us upset for one minute.

Husband/Wife owned LLC's are considered single member and as such is disregarded by IRS so you could get one if you wanted without upsetting your tax experience, but don't think it's necessary to start.

But yes, starting the real estate journey with $280k in student loan debt (combined $600k with my girlfriend who is also a chiro) is a bit of a damper... but it will make the victory lap once I reach my goal of $100K/yr by 35 so much sweeter.Best of luck for you too my dude!
