Also read the fine print of your heloc that is the instrument were you have the most risk and 99% of the folks have no clue... heloc's can be called all due and payable and frozen at ANYTIME for any reason at the banks discretion.. that's the instrument U need to be very sure and careful with.

I definitely understand that incorporating REI into an existing Solo 401k portfolio can be beneficial, in terms of diversification and security/income, and that the use of this instrument is not directly comparable to personal REI activities (i.e. using after tax dollars).The challenge for me is that I'm actually getting stuck at this exact apples vs. oranges question.

CA actually lead the nation in creating the AITD instrument many years ago.. the market is such that finding those deals could be a challenge.. those deals present themselves more often in distressed situations and socal is not distressed at this time in the cycle. good luck... your Spanish is a HUGE advantage as others have stated working with subs.
