I should mention him and I both live in single family homes and house hacking is not feasible as we both have family and friends who come visit pretty regularly from out of town.We want to invest locally, but we are in the Atlanta market and homes in the growing/thriving areas here certainly aren't cheap for new investors.

I have a couple of friends in California both turned full-time and partnered up to start their own brokerage a year ago, they're absolutely thriving!
