-HVAC generating air but the refrigerate lines aren't insulated and the temperature took 45 mins to drop inside- 2 dead outlets and 2 outside won't take a reset-need a hot water tank and the floor leveled where the hot water tank is (utility closet)- two new decks due to mold spreadI plan to make a few calls this morning to contractors but trying to determine what other steps I could be taking to give to seller.

If they cannot produce a receipt for the hotel, I would give them each $50 or $75 off next months rent.I just looked at the temperature for your area, the tenants have a legitimate complaint.

I had a 5 story fire escape that was steel that looked horrible, I put two guys with sanders and high gloss black paint on it and a few days later we were done. since it is metal you might be able to sand out the rust and weld back any missing metal.I would have that inspected by a local fire alarm person (they often do fire escapes also), you would be amazed at what does not need to be replaced.Also, talk to the fire marshal to make sure any repairs you are planning are good with him, do that early, he will appreciate it.

That being said, it was a small house and was rated for 1 or 2 simultaneous fixtures but it was located in Kentucky where the water temperature input was much lower.

According to the plumber, the companies have all depleted every aspect of the water heater from the steel tank quality and thickness, the glass lining thickness inside the tanks, the welds, and they've even gone cheap on storing and transporting the heaters.
