I assume this was recorded in the “registry of deeds” or SC’s version of it or it’s probably not enforceable. 

And using debt, even a 1st position heloc at <50% LTV can and will notify you of this 'for your records'...

Rent Ledger: this is a record of all tenant charges and payments.

You can often find one by access online court records and contacting the landlord-tenant attorneys that appear numerous times.

I can't imagine any settlement company wanting to get tangled up with that as it is just 1 example (commissions, other taxes, deed/mortgage recording, etc).

My layman's understanding is that the date of recording a deed (or any other document) is not the date when it is considered effective.

So this is my first application that has had a eviction on their record, its a couple that are applying together for a house. 

Last thoughts on being a GC, if you have a track record, it's very encouraging for investors to partner with you as you have skin in the game and can show them previous projects you completed successfully.
