Yeah, I totally agree that they should not be given added privilege just because they have been good tenants so far.

If my calculations are correct, you would be paying $100,000 for the privilege of paying another $500 a month.

The turnkey company then sells the property to an investor who then benefits from rental income, but here's where things diverge a bit.Firstly, many so-called TK (turnkey) companies are little more than middle men, meaning they market properties that are owned and rehabbed by someone else and then charge you for the privilege of purchasing it through them instead of directly from the owner.

My husband and I had had the privilege to attend this week in New Orleans and I can't begin to tell everyone how much useful information we obtained and the connections we made with so many amazing people that are in different stages in the RE journey.

You lose that privilege when that is your primary business, or you've don 2+ transactions and the IRS considers you a dealer.
