They will have photos of rooms with sample color combinations and a list of what colors they used. 

The 1st couple times an office staffer fresh out of college sees some of these photos or hears the story about what's going on they have this look of shock & confusion on their faces.

Then click nearby duplexes, many of them should have rental histories (some still with photos too). 

On my end that means constant communication, documentation, and lots of photos.

Taking a photo of the sticker for later reference sometimes works, but zoom into the photo right after you take it and make sure you can read everything... the furnace sticker is sometimes in a dark corner and the outside sticker sometimes gets faded in the sun.  

When discussing it on the phone (I asked why this costs so much if that's just a patch work), they said this is going to be the full repaint, not just a touch up.I see several issues with the work done (they sent me the photos).

Additional heat will have a nominal fee, which would deter abusers.
