Hey Ludwig - Personally, I wouldn’t bother with an appraisal right now.

Personally, I don't mix men and women tenants but I know some people do.

I saw someone post in a group who I think is a schmuck brag about hitting a specific figure for their training and I just shook my head - like wow - this person is a great sales person and just steals the same lines from the business book about working hard and throwing out some slick slogans - but man oh man - when real estate gets hard people move to being a guru - just look at FB ads right now - many are not funds anymore but how to raise money, how to do X.

My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth.

I'm personally looking to start the exact same way as you with a multifamily house hack.It's great that you already have an idea of how much $ you qualify for so that you know what locations to start looking in.

In my developments, I went to everyone I could in the area and got the most RELIABLE (not cheapest) person in order to make my numbers work the best. 

Personally I did week-week leases since I can evict someone in 7 days as opposed to 30 days if month-month. 

@Lolo Druffif you're really thinking about buying there then I would recommend going there in person, potentially multiple times, and building a network.
