Anybody can call themselves a General Contractor with no testing.Some municipalities have specific licenses which require little to no testing.

I have purchased multiple audible books such as Real Estate by the Numbers, Start with Strategy, The Book for Rental Property, The Book on Investing in Real Estate with No (and Low) Money Down, and now I am reading Finding and Funding Great Deals.

If it was 2019 (pre-COVID before people moved out of S.F. for the suburbs and OOS) I think it would have multiple offers over asking immediately. 

It’s past due so we are surviving off our multiple 90 day extensions right now.

I have used it for years with multiple businesses and haven't had any issues.

So I believe mortgages will look at DTI and want to make sure your income covers your current and future debt obligations at a percentage of 40-49% I believe, so their multiple would be more like 2-2.25x, but it's not a real apples to apples comparison. 

This past summer was our first year, so to test the market we had a 3 day minimum, and we filled every weekend with 3-5 day stays easily but we had holes in the midweek.  

Multiple offers are now the rare exception, not the norm.

I've gotten unsolicited compliments from multiple tenants.
