Majority of mold complaints are tenants panicking and/or trying to get free rent out of their landlord.If they do get an attorney involved, their attorney will send you a written notice, which will lay out the issues and often tell you to give the letter to your insurance company.Don't bother with this, but you can discuss with your agent.When you or your PMC (or both) receive a legal notice of a case started, that's when you want to get your insurance company involved.Recommend you keep a record of all your communications with your PMC about this issue.

I think the Golden Visa program just had some major changes and foreigners are no longer able to apply through a real estate investment.

The Order finds that ORES did not own the vast majority of mobile homes that it represented to investors that it would fix and flip.

So the one thing you train with it is not there in a majority of the places you go.What is there?

I have a very nice STR in Four Corners and the last 2 years we've been at 50% vacancy in our busy seasons because so much new product is on the market and there's still a ton of legacy owners renting out for $99/night.

There are definitely great properties at that price but they're going to need major rehabs.

Right now she has a Occupational Therapist in the downstairs (1/1) and an elderly couple who had a major flood and insurance is paying for it.In Atlanta, I am betting you will have all sorts of possibilities.

Also there are some major zoning changes proposed.Something you didn't mention is financing--unless you're buying cash?
