Joel, wrought iron railing was completed shortly after the video so no danger there.

Outdoor BBQ's are very popular in AZ but they do not add much value and everything to do with them is expensive.

They do care about amenities (Internet, a deck w/ BBQ) and operating efficiency (limited budget).

But there are some big moves coming into the city (medical mart / convention center, aquarium by a private investor, guy from iron chef just opened up a shop) and the house is a few houses down from the house on the movie "A Christmas Story".

Either for living, retiring, investing, finding a job, finding a house, eating BBQ, eating oysters...you get the picture.

It just seems a little ironic when they are telling everyone that they are cutting costs to the bone, then hop in a private plane that costs $1,500 to $2,000 an hour to operate to beg for taxpayer funds.

So if I cannot iron this out by then I will need to go to the seller for an extension, come up with the extra cash to close, or request a denial letter from the bank to retrieve my earnest money back.

That being said, I would absolutely get your current tenants on board and make sure those existing leases are up-to-date, and that any leases you put in place for the garages are iron-clad as well.

Similar situations abound, I am sure.There is, however, an iron rule of investing, with no exceptions.
