The lack of capital gain would already be a huge no no for me but so is the inferior property title (foreigners can't own land in Thailand).There are so many better ways to make a 10 - 12% ROI, which by the way you're not guaranteed to get (which would be ok if you could get capital gains)!

Depending on local law, you may be able to get a bond in lieu of probate from a title company if you can tie the brother to the property as the other living heir.

That means a column on a spreadsheet for each property (tax number) and a comprehensive list of items on the row side of the spreadsheet.I want to look at what my exit strategy is for each building.I want to know why he is offering seller financing and of course if it's a fair price, has title reports and is done through escrow.I don't need a real estate agent, but I would have inspections done to look for something I night miss.I want to know if buying the lot and selling off a portion makes sense.

Ths is different then a pyaoff letter which you request from the lender which they send you or a title company with the officail payoff amount for the loan

You probably should change the title though, because plenty of people do just fine with real estate.
