Should I consult with various lawyers and a CPA, is it better to go with a firm that has experienced in various practices such as corporate and tax law and maybe immigration?

I don't have  the best answer Im sure, but try calling the local property management firms.

Box stores will deliver and haul the old one away.

If you are running to the hardware store on a very frequent basis, or using your vehicle to haul significant amounts of materials, the IRS could question your level of involvement and whether you are providing services to the IRA.

I hear FLA is firming up as well. whats your take on that your heavy in FLA... other states its fine though as we know.. especially Texas

Obviously the numbers are not firmed up, but this is pretty close and I have to go off of pro forma for the MF, which I am pretty conservative with.
