I thought this was strange, and they commented they wanted to buy it because they had a large gain and wanted to buy it to offset these gains.This was an immediate red flag.

Then start finding properties and I would encourage you to lean towards finding less riskier versions of that strategy at first and get your feet wet, and after you gain some experience you can start evaluating different options and offshoots.

Not getting at least a title search is off the wall crazy.Land contracts/trusts will work but they are passive trusts and individual liability will continue.
