Given what I know it needs without even seeing it, though (new roof, fascia repairs, animal control, new boilers, lead and asbestos remediation, oil tank removal--and that's without knowing anything about it structurally or cosmetically on the inside), I'm guessing I would have to put in roughly $100k in rehab.

You could  diversify your other assets as a “hedge” like short the home builders or buy oil. 

It has been a well oiled machine pumping out cash since almost day one.

But as talking to contractors and engineers I believe this route is to big of a fish for me to get my feet wet for this being my first ever true real estate investment.

I'm used to running carpenters but I suspect they are similar in nature to your oil refinery ruffians.
