I dig the whole site out with a backhoe, (clay, water and all)  export all that out of there, bring the whole thing down another six inches, then have the foundation guy do his form work and then fill the whole foundation hole with six inches of self compacting 3/4 inch stone.

Was in a purchase agreement with a “wholesale company” from CO. They marked X optional for EM. Closing date was 2/29/2024. company said end buyer would put down EM and escrow would then open. Figured out after signing...

.- Only doing showings at specific days & times, leading to longer vacancies- Requiring prospects to fill out applications first, before scheduling a showing to protect their time invested/wasted (which turns off some prospects, leading to longer vacancies).- Charging owners for pics- Charing inflated application fees to make, you know, some money for their time spent- Some even charge tenants MoveIn Fees and other charges to make money.So, don't be short-sighted and expect PMCs to work for free!

Now the real estate commission here has instructed agents NOT to measure, but to just use the best source of info that we have available like public records and fill out the square footage disclosure stating where we got the square footage info from.

I thought it would depend on bank appetite but I've heard back that vacancy isn't an issue so long as the property is self sustaining as is.I think there's a fine line between filling an open spot and resurrecting a dying center though.

I have one oil company that’s charging $4.24/gallon of oil right now and my commercial oil rate is $3.16 right now in other towns which when you fill up a tank is the difference of about $150 per fill up.

@Danny Van you can also attend Oakland REIA and MREI, both held monthly in Troy.Regarding what to do, first you'll need to call the City and get their rental application to fill out, pay the fee, submit and schedule the inspection.It's mostly a health & safety inspection: smoke detectors, a CO detector near furnace, handrails, GFCI's. etc.WARNING: Warren doesn't really like landlords, so they can be picky about previous work done without permits - even if it was done before you bought the property!
