I would love to continue to do this, but I want to mitigate my risk going forward due to uncertainty in the markets (F Trump).What I have in mind is gathering 1M in total cash (I can fund 25%) to do another project home/multi-unit and I could run everything from start to finish.

You're at the 2% rule which is good......my concern is if it's a $20,000 property it is definitely in an "F" area so you may have some challenges regarding keeping good tenants, collecting rent....etc.
