I'm exhausted looking for this owner!!

My question is, what would be the best option to purchase this property without exhausting all of my cash reserved for the 25% down, which would be $25,000?

I edited it myself and didn't do a very good job (I was so exhausted after finishing the writing that I got lazy on the editing).

And, even if I don't buy that building, I am planning to purchase more units.I have exhausted my resources buying my first 8 units.  

UNLESS there is a dryer duct, stove duct, heat duct, or even furnace exhaust running through a joist cavity that is very drafty to the exterior.

Not sure about what welding gases might produce as "exhaust", but gas furnaces can definitely produce CO as a byproduct of combustion.

 @Elizabeth Colegrove  Is it smart to find a bank that does portfolio lending as well but first exhaust the conventional methods, build a reputation then work my way up to the lending managerOrFind any bank that will finance my first deal, try and repeat the process a few times and when I need a portfolio lender just start searching when I cross that bridge.

Put a big exhaust fan in the nearest window.  

(I have two kids, a 4 year old girl and a 2 year old boy...fun but exhausting)I'm very happy I found this huge source of information and excited to learn more while hopefully make great connections!
