The market data is just a useful tool to see what other properties are trading for, and what you might get on an eventual sale, if you're doing a value add transaction.

Could I loan some of the deposit and retain equity in the home for when they eventually sell or buy out the rest of the equity?  

Right now my goals are to learn as much as I can and become familiar with the industry so I can find/make informed and confident deals/decisions.Wholesaling interests me, especially as a start, but eventually i'd like to establish a portfolio of rentals for monthly cash flow and accumulating assets.All that to say...I'm excited to connect with others in my area that share interests in real estate!

My main reasons for buying an investment property in Tampa:-Not ready to leave Denver right now, but want to move in the next 3-5 years so want to remain flexible via renting my personal house-Rental investment property would give me some passive income on the side while I save up renting and decide if/where I want to move-Tampa property is just cheaper overall so even if I have to put more down, mortgage payment will be lower-Honestly, part of it is also just “manifesting” moving to Tampa eventually  Trace

Eventually, talking to them on a weekly basis if not more will get you the respect you need.  

You just need to be efficient with your time and build a system so you are submitting enough offers to get through all the rejections and eventually someone will take your offer.

Next you should at this juncture be focusing on big picture things like paying off any high-interest debt, credit cards, student loans, saving for a down payment eventual home purchase and focus on your family. 

It's going to take awhile for all the sediment to flush out but eventually they expect the salmon and steelhead to come back.  

Eventually I want the business to pay my bills.Right now I'm thinking about getting a part-time, remote job like customer service.

First, I suppose that these losses can be carried forward but how are they eventually taken?
