So, again, called in a favor from a friend to grab a couple cabinet doors from the store 2 hours away, while he was up on business trip anyways, so we could get them on site before installer was "done" and onto another job.Ultimately, as Alan notes, you just have to accept this, and figure it out on the fly.

I've seen these situations spiral out of control and lead to occupants neglecting/damaging the property, such as making holes in the wall to look for hidden cameras, nailing doors and windows shut, etc.

@Chris Clothier yes we are seeing residents be less mobile recently as well (we manage 1000 doors in OKC Metro) as long as the owners keep the increase under 10% they tend to stay and renew.

For example, they get "x" amount of $ for every door knob they switch, "x" amount to change a light fixture, to lay LVP flooring (per sq ft), to hang a door, etc.

However to be VERY frank I am like James Wise I was a RE agent and broker I made most of my valuable connections because of that.. not being an investor that no one has ever heard of or done business with.. this is why I really can't understand why there is such a negative bent towards being licensed Selling RE opened up ALL the doors to me.. without it I would just be another wholesaler flipper trying to make a 100k a year and think they hit the lotto !!
