Instead of a "streak of bad luck," I think you have encountered an unscrupulous turnkey/PM operator. 

What are many of the questions that you have encountered from first time real estate investors? 

A property that cashflows $200/mo is a negative cashflow property with one bad ac unit, 6 weeks of vacancy or any of a dozen other things you will encounter.

This is what I am encountering, in the current Mortgage Industry.

We just encountered this exact scenario two weeks ago and the deal almost blew up because the buyer was very reluctant to purchase the LLC (Even though the LLC was in good standing and was created for the property itself as Stephen mentioned).

I just recently got another property under contract that I will be performing a flip and I have run into a little issue with financing and was wondering if anyone else has encountered this:I have used the same 2 banks for my 12 transactions in 2017/2018 10 have been rentals and 2 have been renovation/flips.

All QRPs must be tied to a business (unlike IRAs) and that's were I'm encountering the greatest pitfalls.
