I opted for a ductless mini split instead, which is much quieter and more efficient.

I have read that roof mounted AC units have less maintenance requirements and are more efficient since they get to use gravity to feed the cold air (which likes to move down) through the ducts as opposed to basement/outside units that have to pump the cold air through the warm air. 

It's more costly but it's very convenient for every user and more efficient if set up properly. 

This is not to say that it can't be found via other methods, but as someone who travels to major cities for fun/business on the weekends, the system efficiently connects me to incredible women.

If none exhort, look for “Efficiency” apartments that offer similar sq footage.

So long as you buy them right and efficiently operate them, you'll be in good shape.

If you have an old fashion washing machine it is 45 gallons a load,  newer high efficiency washing machines use 23-30 but some can use less.  

Keeping them small allowed me to renovate the remainder of the basement into another efficiency unit.  

They're very efficient and also provide whole-house AC.
