You had better be on call 24/7 as your tenants will likely rarely sleep and will be digging holes in the walls looking for FBI cameras and copper wire to sell!     

I’m about to relocate to Ocean County, NJ, specifically around the Howell/Brick area, due to my fiancé’s one-year medical residency.I’m interested in investing in a single-family home or duplex that I could live in for about one to three years, ideally within a 15-mile radius of Jersey Shore and Newark Beth Israel hospitals.

I have this plan where I first start out with a duplex , Rent 1 live in one for a year move back in with my parents and then leverage off that duplex to get another property right away.

What is your estimated new construction cost of a SFH, or Duplex, or Triplex? 

Purchase price: $167,000 Cash invested: $8,000 My wife and I bought a duplex in 2019 -- we got an FHA loan and negotiated the seller to pay $8k towards our closing costs.

Have you considered a housing hack by purchasing a duplex (assuming you have the money down)? 

Intuitively, probably just do a price reduction because once you open up walls, who knows what else you might find.

I only allow a few small nails per wall.
