Qualitatively, the market is up 20% in the past year.In contrast, 80 miles north in Logan, we have seen few people from the outside world move here and the market has remained flat.

I think it's very cool when I see deals in other states where you can buy, fix, and flip a house for less than $50,000 and still make a profit but that is not the LA market.In terms of offers, this property from the same architect as mine and in original 1961 condition was listed for $749,000 and had 42 offers in less than 48 hours and sold for $851,777 in 3 days https://www.redfin.com/CA/Los-Angeles/23511-Canzon...This flip property, which is similar to mine, listed for $999,000 and sold for $1,100,000 in 9 days. https://www.redfin.com/CA/Los-Angeles/22410-Hatter...Contrast those with this flip property, which is also similar to mine listed for $1,149,000.

It goes without saying that upon formation of your entity by a pro, one should use all steps to stay by the book and not be negligent or allow situations for corporate veil piercings.As far as getting sued no matter what, that is true, but if you were to lose, but not have the veil pierced, all they could collect would be assets in that entity, whereas in contrast, if in your personal name and they win, they can go after your personal residence, your car, your bank account, and everything else you own personally.

My opinion would be to have a base colour overall and use a complimentary or contrasting colour to highlight trim (adding some trim - Jim might have some ideas on where and what - will definitively give your building more presence.The entrance looks quite flimsy and cheap so could probably do with some beefing up of the supports to become more welcoming.
