If it only has one layer then most cities allow you to just shingle another layer over it which is not as expensive as a tear-off.

I'm going to have an inspection done on the house but the only real concern I have so far is that I noticed the roof has what loked like a bottom layer of wooden shingles and probably at least 2 or 3 layers of asphalt shingles on top of that.

FR porch (rubber membrane rotted) , Main roof (rodent chewed a large hole through it) and RR roof (3- layers of shingles) need replaced (~$15k)2.

The home has decay on the corner trim on the roof, shingles are near the end of their service life, leak in furnace, and some pretty bad electrical issues.

Roof doesn't have any issues right now, but we are nearing the end of the expected life on the current 25 year asphalt shingles we have on the house.
