Prices here still seem unreal compared to other areas.

It has been partially demolished and they are adding a host of unsightly industrial bldgs comparable to an Oil Refinery.  

(Compare it to your last repair bill)  Then I would dig deeper into the claim.

I don't have any experience with that company specifically, but assuming it is a 'build to rent' type program, I have yet to hear of anyone who has a completely satisfactory experience purchasing through these.Regarding the area that property is in specifically, it's going to be a very rural area, currently with low rental demand and a bit higher crime rates compared to the surrounding area.

Primary reason was as you already stated, that tenant laws in WA heavily favor tenants when compared to other states across the country.
