Can the property repay with cashflow (not typically looked at for SFR but for 2nds we do on properties like mobile home parks with super low LTV, we have to know they can pay off with property income and not a refi since most bank loans I've seen on these asset classes is closer to the 50-55% LTV mark.)Just a few thoughts off the top of my head.

@Hadar Giladi most of the Midwest cities you can still BRRR, but you have to make sure someone doesn't take advantage of you by selling you something they represent as Class B, when it's really Class C or D.

Boxabl acknowledges SEC inquiry in updated filing | Business Insider India its a double whammy start up and trying to sell in a very tough interest rate environment. along with inflation and cost of components to the point their 50k to 60k box probably cost them quite a bit more to produce than what they were going to sell it for.
