@Penny PengDepends on what they are offering and what are your strategy/goals for this investment.Debt sits on the top of the capital stack as its the first to be paid back. 

You've also got 30k of equity in the property that you created, which you're choosing to leave tied up in exchange for that $100/mo.

Talk to a few local banks and get preapproved - the best financing will be for properties you choose to occupy, so I'd recommend getting something with at least two units.

Finally, select the market that best aligns with your goals.

The snippet you provided is a bit ambiguous which may itself make it unenforceable.I think your goal should be to get a signed doc from the parties to the agreement saying an STR is permitted under the agreement.
