Not one lease in the entire country says a tenant can’t take the appliances when they leave, even long term leases.

If you can purchase this home with private money or seller financing and get a $110k loan, then you could do a rate/term refi right after so do a 90 or 120 day note to secure the property and get it in your name, then refi into long term debt using the full appraised value. 

Almost all 4 baggers occur through one or more of the following1- Long term hold riding price appreciation.  

@Roman Balmakov If you are planning on holding the property long term and have enough reserves to cover even worst case scenarios it could still be worth it. 

Can they prove how long it takes to rent a vacant property?

I am interested in learning all I can about Long Term and Short Term Rentals. 

We have had duplexes with shared water, sewer, and trash billing, as well as shared driveways.The long term tenants act more like owner occupants, planting flowers, etc. and in some cases neighbors think that they are the owners. 

This signals long-term appreciation potential.

We only have 6 doors.  5 are long term leases and 1 is a furnished medium term rental.
