I have looked around my market to figure out the average rent and I know with a hard money loan it would be almost impossible to make a monthly income off a deal if I were.So my questions are:Are there any other ways to finance a deal that would not require proof of income?

Savvy sellers want proof that you can take down the deal.

I'm ready to bite the bullet but just don't have any support from family/friends or just don't understand why I want to get into flipping.

Look at each (distressed) property through Investment-colored glasses, and put your personal likes and consumer sentiments aside - completely!

I pick it up, place it in the back of the truck and ratchet strap it in place.  5 min later while driving down a straight, smooth road the oven (still strapped in) falls over and the glass bust out of the door.

I've seen posts on craigslist similar to car wraps but not quite as extensive but they were looking for people willing to have an advertisement put on the back window of their car stating something along the lines of "We Buy Houses" with a few bullet points and a number.
