To put things in a bit of perspective, nearly all of this rapid gentrification (and it has been rapid in the past 5 years-- you'd barely recognize it from 2010) was triggered by the completion of the Marriott (Pier South) which is a beautiful hotel.  

Then I’m thinking it would be best to purchase that distressed home with a hard money loan (since I don’t have the full cash) then fix it and live in my beautifully fixed up personal home.

I am in escrow to purchase a beautiful 3+2 in South Lake Tahoe (in the county so I can still get the permit). 

I will say that phasing in from black to SS is much easier aesthetically than white to SS.

I've seen MLS listings where the work looks shoddy, or aesthetically the design is just a disaster (e.g. everything must've been on closeout, so who cares that it doesn't match or coordinate in any way).

It's crazy how quickly you can go from a decent neighborhood with beautiful architecture to crappy apartment buildings which are crumbling into the ground occupied by drug addicts.I'll be looking for a PM company in the L/A area sooner rather than later.
