small home in a great location the newer homes are like 400-700k but small older homes go between 250-299k but it needs alot of work kicthen bath floors roof mechanicals,and paint= 20k but the mechannicals and bath i can do plus some other things. so i took the low end 250k x 70% 175000- 20k = 155000. but this is a mls asking 225k saying flip this house i made the offer. waiting a counter do i have any wiggle room to come up?

As for GFCI's, installing them is fairly easy and if you have any mechanical ability at all, you should be able to do it yourself, just make sure you turn the power off first.

Set up an account that will auto pay the mortgage payment which can get you a very small break on the interest rate (usually a quarter to half a percent for having auto pay).
