I think the girls are solid based on their references at least.  2 of them just don't have the "income" so to speak.My concern is with the co-signer that doesn't meet criteria. 

My question, do I wait and see if they will really leave by the 15th of next month or simply pay the $900 to start eviction now (which will still take about 6 weeks to get them out) I am concerned that if I pay the $900 and then they leave 2 days later.

The fact that you discovered concerning information about the male tenant's past after signing the lease complicates matters.

We were concerned about being able to sell it at retail with the defects.  

I wanted to add that I have been a skeptic of Roofstock in the past and voiced some concerns over process and control for buyers on that platform.  

My biggest concern here was the imputed interest, and making sure I'm being fair to my seller. 

I would consider Mexico since I can speak and read enough Spanish to get around (not fluent) but I don't know anyone there and I have some concerns about public safety.

After a run of 30 or so infill new builds the land prices just shot up higher than we can make a margin on as a for profit concern.. or the margin is so small not worth the  risk. 

You can't get a truly helpful answer here without sharing the exact and complete language in all the instruments, information concerning the parties involved in the original transaction, and details on what has transpired since.I actually can't tell from the question what the goal is.
