So I'll assume that the cash flow AND cash on cash return is really good here -- if so, don't look a gift horse in the mouth.

Housing prices will drop eventually & homes purchased for double their value will depreciate.Am I putting the carriage before the horse purchasing this property?

To a large extend real estate syndication is a play about betting on the jockey; not the horse.
