So you should not expect that property manager to be a resource for painters, cleaners, etc. on an ongoing basis without a property management agreement in place.To answer your specific question, yes 70% is a good rate.Please be careful with what you're getting into here because a bad tenant can destroy your profitability.

With painters it's usually better to pay more and get it done right.

After the second coat of paint the old paint still bleeds through in small dots all over the room which is evidence that someone was smoking in the room.I sent her the photos  of the dots and a video of a professional painter looking at the room confirming that there was evidence of smoking in the room.

They are charged more rent because the landlord is paying more for painters, plumbers, landscapers and handyman because they are being paid more. #5 regulation causes people to get out of the landlord business or never enter it.
