I just had a smoker in my non-smoking house, and we got the painter, cleaners, and carpet cleaner to separately list the actual extra charges involved versus normal wear and tear so we could deduct them from the deposit.

My question is can I charge for my personal time cleaning or painting, since I would not be able to produce a receipt like I could if I hired a cleaning company or painter. 

With that said -- one of the podcasts (late in the 40's) mentioned that everyone follows someone -- so that if you want to know who a good drywall hanger is -- ask a painter.  

The head painter decided to go out on his own with a couple of the other guys and asked if I would use him on future jobs.

We should have hired painters instead of doing it ourselves.

A good quality roofer or painter, hvac, etc should get a fair amount they are running a business and we are making money and so should they.

Every painter I had over to estimate the job wanted to use 2 coats and it made no difference.

My painter at the time was adamant about Sherwin Williams paint, so I had Home Depot give me that color in a sample size, and then I took that to SW and had them match it.
