It's going to be about 465 square feet, will be a studio / junior 1 bedroom (will have a french door between living room and bedroom). 

Problem is, although the house was waterproofed correctly- trench dug around whole base of house, french drain, waterproofing stuff on walls, sump pump- it was done by the GC, not by a 'waterproofing company' that provides a guarantee on the work.

After this was done we put down 14mm plastic under the house as a moisture barrier.We dug a French drain around the front of the house back to the creek to help with any moisture issues under the house.While we were under the house we also replaced all the plumbing with brand new pipes.Both bathrooms have been completely renovated with the master getting a full custom tile shower and the other bathroom getting a soaker tub with custom tile surround.

They use Fama/French models to target around 12-14% and this can be done passively; thus the 15%+ threshold on rentals.

We're going to wait out the next rain event and hopefully have a better idea of what's happening - otherwise we're looking at a french drain system in the basement.
