Strip the floor to the subfloor and paint over it to stain block then just recarpet or put in vinyl to mitigate future stains. 

This is interesting.. do you think though this will cut down a lot of your traffic on the site?

Personally if you are looking to grow in real estate going the traditional method/way of getting good properties under agreement with traditional financing will get you to where you want to go faster than trying to find all the needles in a haystack.

It sounds like you're in a solid position, and taking the time to stabilize before moving on to the next deal is a smart approach.

There are multiple potential strategies it's just really going to depend on your personal situation.
