New roof, windows, water heater, and complete interior rehab.I can rent it for $1300/month and will refinance pulling all of my cash out for a 30 yr fixed PITI payment of around $650.My questions is do these numbers make sense for a long term buy and hold or should I flip this with a sale price of around $155-160?

Good Morning,I need some insight and recommendations as to a situation that has come up, ina property I am looking to purchase, that has Exposed wiring , all throughout the house.The house was built around 1955 , and it is all wood on the inside ( almost like a Log cabin on the interior walls ), in that there is no sheetrock anywhere in the house.Well, all of the wiring that goes to the.... light switches, Outlets and ceiling fans, are all " Exposed " and are tacked to the wall with staples.Here is my main question please.....

Obviously this assumes that there aren't major infrastructure items to be addressed (ie. functioning roof, furnace, hvac, electrical, plumbing etc), but the projects that come to mine for me are painting the interior, granite counters, flooring, and prefab bathroom vanities.Anyone have their list or case studies that they care to share?

My advice would be: if you cannot inspect the home prior to purchase then adjust your offer to compensate for a full interior renovation - flooring, plumbing, paint, many fixtures, etc.
