Assuming these properties are located well in time inflation of rents should turn them to positive cash flow.

Income inflation is likely to cause an increase.  

The Bank then bares the risk of higher rate increases while you profit from it.It's a win-win scenario if you think about it.Multi-Family properties are an inflation hedge.

The more heads in beds, the better for events and even inflatable mattresses. 

The "Hot/Up and Coming Neighborhoods" like Point Breeze and Brewerytown have quickly become over inflated with the resale value, often times from wholesalers selling to wholesalers who then eventually sell it to an investor.  

We owe it to newbies to not inflate our numbers and dismiss the risks.
