Here are a few thoughts based on my experience:Unique Amenities:Outdoor space: If you can create a cozy outdoor area with a fire pit, string lights, or a hot tub, it can set your listing apart.

(As a landlord, I always do best to fix any issue.. other tenant live without any complain and she is the only one...she say she will report health department etc..)Sametime, She keep saying  she want to move to another apartment (1fl for her mother as her mother has some disability ) she wouldn't leave.I didn't like turnover and it is section 8, I was going to let her stay til she find the new home.

I've bought apartment complexes from REITs.

Make sure the home has quality furniture and items that don’t fall apart in a few years.

In addition to this, I own a property in Plantation, Florida, where I’m exploring the potential to add apartments or convert it into a multifamily unit.

If it is some kind of big deal like it is an old metal barn eyesore on a downtown city block undergoing revitalization and you're going to build a $10mil apartment building on it, if you can get the land...hey hey maybe the powers that be might negotiate something with you, with perhaps a promise you won't fight value for 10 years or something like that.
